If you would like the basement photographed then yes, the basement sqft is included in the property square footage.

If the basement is not being photographed then you do not have to include it in the size of the property when ordering online.

IMPORTANT NOTE: If the wrong property sq ft size is ordered the client will be charged additionally or reimbursed so the property size selected when ordering online reflects the real size of the property. We reserve the right to purchase a Mpac report from TREB in the event of a dispute and if the property is in fact larger than the client specified the client will be invoiced for the cost of the Mpac report.

The following types of shots are a list of the standard shots taken at a regular size home. In many circumstances, more pictures will be taken.

We are more than happy to take more pictures beyond the standard list below, such as unique home features etc. Just let the photographer know onsite or in the Additional Requests/Information section of our online booking form.

We will not take shots of the following room unless otherwise asked. Unfinished rooms, unfinished basement, cold cellar, furnace room, linen closet, small bedroom closets, inside shed, inside the garage.

Please call us at least 3 business hours before your scheduled appointment time if a cancellation is needed. If we arrive at your location and are asked to cancel/reschedule, there will be a doorstep cancellation fee of $75 and any travel fees associated with that property.

To help us in making this a smooth process, please have the house decluttered & depersonalized, all lights turned on, backyard gates unlocked, hygiene products, garbage cans, and shoes removed. Please also move any appliances, furniture or cars prior to our photographer arriving onsite. If there are large items that will be in the way, please place them in the garage or in the basement in a room that will not be shot.

We do make every effort in helping to prepare our clients for special scenarios. However, if we are there past the allotted time and we haven’t begun shooting, we will need to rebook the appointment and you will be charged our doorstep cancellation fee to cover our photographer's time.

Yes, we do! Please provide the lockbox code and location when booking online.

You may be required to obtain permission from the concierge for us to access the amenities prior to the appointment date.

You must have a way for us to access the property: lockbox, buzzer, agent on-site, or seller.

We are not legally allowed to pick up or travel with the property keys.

If the property has an additional building such as a barn or pool house that you would like photographed as well please add the total sq ft of that building to the primary building and select the sq ft size on the booking form that reflects both buildings added together.

For Example:

Your upcoming listing's primary residence is 2200 sq ft. The property also has a 1000 sq ft pool house that you would like us to photograph.

2200 sq ft + 1000 sq ft = 3200 total sqft.

When booking online you would select 3000-4000 sq ft for the property size so that it reflects both the primary residence and the pool house.

If your property is bigger than 10,000 square feet please contact us and we will send you a custom order link.

Once the content has been edited it will be uploaded to your shared Google Drive folder with us. After the completion of any digital service orders, the email you created an account with will be emailed a Google Drive URL link to access the shared folder. You will also be able to access all previous digital orders from this link.

Unfortunately, we can't control the weather. However, we do offer free sky replacements in all of our photography services. Thanks to our premium HDR photography, the weather will not impact the quality of the interior photos. In the event that we cannot shoot one of our Account Executives will reach out to rebook the appointment for free.
